Renting in Combe Down
Compare Combe Down homes using The Avenue, Firs Field and campus bus stops, with practical checks for gradients, shopping and evening travel.
Combe Down sits on Bath's south-eastern edge. For a rental search, separate homes around The Avenue and Firs Field from those nearer the Ralph Allen School bus stops or on the approach from the city. All may appear in a broad Combe Down search, but they create different daily walks.
The useful question is whether the whole routine works: campus travel, groceries, the return from the centre and the final approach to your front door.
Use the village facilities as reference points
The University of Bath's area guide identifies a small shopping area on The Avenue. Check the current shops, opening hours and range you need; do not assume a local shop replaces every trip to a larger store.
B&NES describes Firs Field as a community green space in Combe Down. It is a useful named place for comparing where a listing sits. A home close to that green space is not automatically close to the bus stop for your course or work.
Try an errand loop from the actual property: home, shopping destination, usual stop, home. Record whether gradients, steps or carrying bags change how practical the route feels. If you need step-free access, assess the entire route and entrance rather than a single apparently level section.
Check which campus stop your journey uses
| Comparison origin | Destination | What to check |
|---|---|---|
| Your door, then the relevant Ralph Allen School stop | University of Bath, Claverton Down | Walk to stop, current U4 timetable and the campus stop used in each direction |
| Your door | Bath Spa University, Newton Park | Full journey across southern Bath, not the distance to the nearest university |
| Your door | Bath Spa University, Locksbrook | A separate journey to Locksbrook's entrance, with walking or changes included |
| The Avenue and the actual rental address | Bath Spa station and city centre | Outward descent, uphill return, evening service and luggage needs |
The Bath Spa campus directions distinguish its sites. Use the campus travel worksheet to compare a weekday morning, an evening return and any weekend work.
Selected U4 timetable examples
Checked on 3 November 2026, the U4 Monday–Friday term timetable lists 08:18 at Ralph Allen School → 08:24 at Arrivals Square. In the other direction, a late listed journey is 21:15 from the University's Sports Training Village → 21:20 at Ralph Allen School.
The two campus stop names differ. A six-minute scheduled bus segment cannot be used as the commute time from a Combe Down house. Add the walk to the stop, waiting and the walk to or from your building. Check the exact stop direction and current timetable; the holiday and weekend schedules are separate.
For a late return from Newton Park or the city centre, run that journey separately in Travelwest. The existence of a late bus from one campus says nothing about departure times from the other.
Test gradients against your real circumstances
A broad hilltop description is less useful than a practical trial. At the viewing, investigate:
- The route you would take in wet weather, including crossings and places where you would need to dismount a bicycle.
- Whether a buggy, mobility aid or shopping trolley can reach the entrance and storage area.
- Where a delivery vehicle could stop, and how a large item would reach the home.
- Whether secure bicycle storage and suitable charging arrangements are actually included if you intend to use an e-bike.
- How much of your usual return trip would depend on a bus after a long work or study day.
These are questions to resolve at the address, not claims that every Combe Down street has the same gradient or access restrictions. Keep your observations in the viewing comparison tool.
Put travel and housing costs together
Compare the actual quoted rent and bills with the transport you expect to use. If a budget assumes walking or cycling every day, also calculate the effect of needing buses more often. The rental budget tool lets you use your own figures without treating a district rent average as a quote for this area.
For parking, use the council's permit guidance with the full address. If the property includes an off-street space, ask for its location and permitted use in writing.
Compare Widcombe if a station connection is central to your routine, while retaining the same access and return-journey checks. The area comparison hub helps you keep the same priorities across both options.
