Rental budget planner

Turn weekly or monthly quotes into a personal rental budget, with bills, travel and upfront cash shown separately.

01 / Your quotation

Start with the rent

Required · £0–£100,000
Used for whole-property rent and shared bills.
02 / The recurring costs

Add your monthly estimates

Whole household total, divided by people sharing.
Your share only. Exclude bills already included.
03 / Cash needed before moving

Keep upfront amounts separate

Copy the agreed amount. Not inferred from monthly rent.
Non-refundable costs such as a removal van.
Balance outstanding, excluding amounts already paid.

Build a like-for-like estimate from your own quotation. Choose whether the rent is for your share or the whole property, then add monthly bills and transport. The calculator below works locally in this page and does not submit your figures.

What the result means

Annualised monthly rent = weekly rent × 52 ÷ 12. Annualised weekly rent = monthly rent × 12 ÷ 52. These are comparisons over a 52-week year, not instructions for when a contract requires payment. A four-week period is not a calendar month.

A whole-property quotation is divided equally by the number sharing. Bills entered in the shared-household box are also divided by that number; your personal bills and transport are not. If rooms have unequal prices, choose “My personal share” and enter your actual agreed share instead.

Do not enter a bill again if it is included in the rent. Check caps, excluded services and the period covered before treating a bills package as complete.

Keep cash-flow categories separate

The recurring total combines your rent share, household bill share, personal monthly costs and transport. One-off non-refundable moving costs and refundable deposits are shown separately. The upfront total is your first payment due + your moving costs + refundable sums you still need to pay. It does not assume the first payment equals a calendar month.

Enter only the refundable balance still outstanding if a holding deposit has already been paid or credited. The calculator does not test deposit caps or decide whether a requested charge is permitted; use the deposits and fees guide to check that separately.

A fictional worked example

A personal quotation of £180 a week is £780 a month on the annualised comparison. Add £100 of personal bills and £40 transport, and the recurring monthly estimate is £920. If the first payment is £780, moving costs £150 and refundable cash still due £900, the upfront cash requirement is £1,830. These demonstration figures are not Bath market prices or a recommendation.

A whole-house rent of £2,400 a month shared equally by four people gives £600 rent each. A shared bill estimate of £320 adds £80 each. Personal bills of £30 and transport of £45 produce a personal recurring total of £755.

Limits and rounding

Results are rounded to two decimal places for display after the calculation. Small differences can arise if you round each share before adding it. Blank rent, negative numbers, non-finite values and values outside the displayed planning limits are rejected. Optional blank cost fields are treated as zero. The tool gives no affordability, legal-compliance or entitlement verdict.

Use the cost guide for context and the viewing comparison to record what a more expensive home actually includes.
