Bath Renting Guide

Finding a home to rent in Bath

Build a Bath rental shortlist around your household, budget and daily journeys, with a practical search worksheet and provider checks.

Before searching, write down who will live with you, what each person can afford and the places you need to reach regularly. A promising advert becomes a useful option only when its accommodation, costs and location work for your household.

Write a brief before opening listings

Choose three or four essentials that would rule out an unsuitable home. These might be an accessible entrance, a separate working room, permission for a pet, or a realistic journey to a particular workplace. Keep preferences, such as a larger kitchen or an extra bathroom, on a separate list.

Use a maximum total monthly cost, not just a maximum advertised rent. Record whether that limit is your personal share or the whole household's budget. The rental costs guide explains how to compare quotation units.

Use the right search route

What you need Where to start Question to settle
A whole home for a household Bath letting agents, agents' own listings and property portals Is this one tenancy for the whole property, and who will manage it?
One room in a shared home Room listings and providers offering individual rooms Who chooses housemates, which spaces are shared and what agreement is offered?
University of Bath accommodation support The university's private-sector guide and Bath Studentpad Which search and support options are available for your student status?
Bath Spa accommodation support Bath Spa's private-accommodation guidance Which campus and accommodation arrangement suit your course?

These are routes to other providers. Availability, application criteria and the identity of the person offering a property must be checked with that provider. The directory is a starting point, not a stock list or an endorsement.

Compare a location with your actual destinations

Write the destination building, not just “university” or “the centre”. University of Bath and Bath Spa have different campus journeys. Check the outward journey for your required arrival time and the return after evening study, a shift or a weekend activity. The campus travel worksheet makes those assumptions explicit.

Use the area guides to choose places to investigate, then check the particular street and entrance. A neighbourhood label does not establish a property's parking eligibility, noise, access or walking route.

Check the advert and the person behind it

Keep the original advert URL and date. Compare the address, photographs, price and included costs with the agent's own website. Contact the office using details you found independently, especially if payment details or the person dealing with you changes.

Bath Spa's scam guidance advises viewing the property, checking the provider's identity and seeing the agreement before sending accommodation money. Pressure to pay quickly is a reason to pause and verify the offer. A photograph, website logo or familiar portal name on its own does not establish who controls the payment account.

Ask a letting agent which redress scheme it belongs to and, if it holds client money, which protection scheme applies. The agent-comparison guide shows where to check these separately. Do not send identity documents to this publication; provide them only through the verified provider's appropriate process.

Prepare a useful first enquiry

Give a short account of your household size, intended moving period and essential requirements. Ask whether the property is still available, what is included in the rent, which agreement is proposed and how to arrange a viewing. Ask about application criteria before paying for or agreeing to anything.

Save the reply alongside the listing. If the answer says “bills included”, ask which bills, whose account they are in, and whether any limits apply. If work is promised, ask for the work, completion date and responsibility to be recorded in writing.

Your search worksheet

Print or copy this table for each candidate. Keep private contact details in your own records.

Reduce the shortlist using evidence, rather than the number of adverts you have saved. Take the viewing checklist to the next appointment and check payment categories and timing before committing.
