studentWe have the largest student portfolio in Bath and have something to suit everyone. Come in and see us or pick up the telephone for a selection of properties to view. We will give you the telephone number of the current students living there so you can arrange a viewing that suits you both. This will also provide you with an unbiased "student" opinion of the property without having an agent influencing your decision.

Once you have viewed your properties and you have found "the one", phone us and book an appointment when all of your group are available to come to the office to discuss any queries and to sign the contract. Due to the speed with which properties are taken we can only hold your chosen property for a maximum of 2 days. (You may be asked for your agency fee to hold the property which is non refundable).

In this instance you will need to print off the student application form and a guarantor form. These will need to be completed before your appointment. We also request that you read through the tenancy agreement and the terms and conditions. (Please see below for sample documents). This way if you wish to seek legal advice you can do so or you can pop to your University accommodation office - they know us there!

UNLIKE MANY OTHER AGENCIES MOST OF OUR CONTRACTS ARE ONLY FOR TEN OR ELEVEN MONTHS but please ask if you are unsure. (Please note that you will only be asked to pay fees or a deposit once you have chosen and agreed to take a property).

On signing of the contract you will need the following per person:

A deposit equivalent to one months rent plus £100 (per person) payable by cash, cheque or debit card and will be registered with a tenancy deposit scheme and protected in accordance with current legislation. Your deposit is fully refundable at the end of the tenancy (subject to the condition of the property when you vacate and settlement of final utility bills).

A one-off agency fee of £150 (inc. VAT) per person. This will include your administration and deposit registration costs. There will be no additional costs for referencing or guarantor checks or any other hidden charges. Renewal tenants may be entitled to a reduced agency fee.  Please contact one of our team for details.

Rent is paid by post dated cheque or by debit card (and incur no charges for these payment methods). Rental payments are collected termly and are mostly relevant to your term times and student loans. Payment may also be made by credit card but will incur a nasty charge of 4%+VAT (ouch!). Rental cheques should be made payable to RCPM Ltd.
